SUBSIDENCE IS A CHANGE IN THE CONDITION OF THE GROUND
ON WHICH A BUILDING IS SUPPORTED. THIS CAN RESULT IN
CRACK DAMAGE APPEARING IN WALLS AND CEILINGS OF THE
PROPERTY. IN LONDON AND THE SOUTHEAST THIS DAMAGE IS
MOST COMMONLY CAUSED TO BUILDINGS FOUNDED ON SHRINKABLE
CLAY SUB-SOILS DURING VERY DRY WEATHER CONDITIONS. MAINLY
AS A RESULT OF EXTRACTION OF MOISTURE FROM THE CLAY
BY ROOTS FROM TREES AND LARGE SHRUBS, THE CLAY SHRINKS
AND THE BUILDING SUBSIDES.
When Subsidence of a building occurs, a careful
and thorough investigation by experienced Chartered
Structural Engineers and Surveyors is required to accurately
assess
the
area of foundation movement and establish the precise
cause. Once this has been established then a course
of action can be decided and the correct remedial action
taken.

Having established the cause a concise and clear
report with recommendations for remedial action
is then prepared and issued.
Dependant on the level of damage that has occurred
and the ability to address the underlying cause a
period of monitoring is normally required to establish
stability
of the
building. Once the building is stable then remedial
works are specified so that those can be completed
by experienced Contractors. Such works can range from
simple super structure repairs and redecoration to
more extensive works by way of underpinning if the
building cannot be stabilised by other means.
